Who this is for

Built for commercial real estate

Commercial brokerages, leasing teams and investors with 3 to 50 people tracking office, retail and industrial properties, who keep comps in spreadsheets, tenants in email and deals in whoever's head is closest.

Lease expiry prospecting

Every lease expiry in your market, from your own data and imported sources, in a rolling 24 month view. Tenants approaching expiry become prospecting lists with the broker assigned.

Comparables you can actually search

Sales and leasing comps with size, rate, terms and date, searchable by area and type, exported to your proposal template in one click.

Deal pipeline with commission tracking

Sales and leasing deals by stage with expected value, probability and split, so the principal sees the quarter's expected income by broker.

Marketing lists and campaign tracking

Listing campaigns with the investor or tenant lists they went to, opens and enquiries tracked on the contact, and the property's enquiry log ready for the owner report.

Questions we get asked

How much does a commercial real estate CRM cost?

A commercial property CRM with properties, tenants and leases, deal pipeline, comparables and prospecting lists is typically 12,900 to 19,900 US dollars fixed, delivered in seven to nine weeks. A deal and contact tracker for a small brokerage starts at 5,900. There are no per-broker fees, which is usually where the comparison against per seat software turns.

Can it track lease expiries across our market?

Yes. Leases are stored with their expiry and option dates, from your own transactions and from imported market data. A rolling expiry view shows who is coming up in the next 6, 12 and 24 months, filtered by size and type, and each becomes a prospecting task for the assigned broker.

Does it store comparables?

Yes. Sale and lease comparables are stored with all the fields you use, searchable by area, type, size and date, and exported into your proposal or valuation template. Comparables can be imported from spreadsheets and from subscribed data sources, so the library keeps growing without anybody retyping a deal sheet.

Can investors use it for their own portfolio?

Yes. Investor builds focus on the properties owned, tenants, lease schedules, rent reviews, expiries, capital works and the acquisition pipeline, with reporting by property and portfolio. It is a lighter version of the brokerage build and priced accordingly. Owner statements, rent review reminders and a lease expiry calendar are included, and the acquisition pipeline uses the same deal record as the brokerage build.
